What building in Western Springs actually involves
Much of the housing stock is pre-war - Tudors, Colonials, and bungalows - on lots that are narrow by western-suburb standards. That combination is why so much of the recent activity here has been teardown-and-rebuild or full gut renovation rather than sprawling additions: there simply is not room to spread out, so the square footage has to be found upward or below grade.
How we approach Western Springs projects
We spend a lot of time here on vertical solutions - second-story additions, dormer expansions, and deep basement build-outs - plus gut renovations that keep the original exterior character while completely reworking the interior. Staging and site access matter more here than almost anywhere else we work; on a narrow lot, where the dumpster and the material drop go is a real planning decision.
What we are most often hired for here
- Gut renovations behind preserved facades
- Second-story additions on narrow lots
- Basement lowering and build-out
